Docked Living Membership Policies & Guidelines
Docked Living, LLC (“Docked Living” or “the Club”) is a private social club offering a unique community-driven experience within a network of properties. Occasionally, space becomes available for new members to join and experience an in-person social network.
To take advantage of this membership benefit, interested applicants must:
Contact Docked Living’s staff to inquire about availability.
Submit an application.
Agree to the terms outlined in the Membership Contract and Guest Policies.
Membership & Use of Space
All applicants must acknowledge that Docked Living does not provide dedicated spaces for individual use. Instead, members gain access to co-living units within the Club’s properties. The Club does not offer exclusive use of entire homes, apartments, or private spaces.
Members collaborate to foster a shared living experience, cooperating to meet mutual needs, respectfully utilizing common spaces, and working together to resolve any issues that arise. Our community thrives when we support one another, and these guidelines ensure that all members enjoy a comfortable, welcoming environment.
We believe that true connection comes from understanding that we are better together.
The Club reserves the right to update these policies as needed. Failure to comply may result in the termination of membership.
Community Guidelines & Proper Conduct
Docked Living is built on respect, collaboration, and shared responsibility. We expect all members to contribute positively to the community and treat fellow members, staff, and properties with care.
Unacceptable behavior, including but not limited to disrespectful, abusive, offensive, violent, hostile, or threatening conduct, will result in immediate membership termination.
Any member found damaging or removing property belonging to the Club or fellow members will have their membership revoked immediately.
Each member agrees to follow all rules, bylaws, and community standards set by Docked Living. If a member’s behavior—either inside or outside the property—is deemed harmful to the community, Docked Living reserves the right to terminate membership without prior notice.
Respecting Shared Spaces & Common Areas
Your access code is for you only—please do not share it with others.
Do not make copies of keys or share them with non-members. Lost keys require immediate notification and a $35 rekeying fee.
Smoking is not allowed indoors. If smoking outside, do so away from doors and windows.
Treat the property and fellow members with kindness and respect.
Borrowed items must be returned. If something breaks, fix it or notify Docked Living staff for assistance.
Keep common spaces tidy—pick up after yourself and return personal belongings to your co-living unit.
Quiet hours begin at 9 PM on weekdays and 10 PM on weekends. No visitors are allowed past these times unless approved by all members and Docked Living staff.
Dishes must be cleaned, dried, and put away immediately after use. A zero-tolerance policy is in place for dirty dishes—violations may result in forfeiting your security deposit or membership privileges.
Housekeeping & Maintenance
Shared kitchen items (utensils, pots, pans, plates) must be cleaned and stored properly.
The property must remain clean at all times—trash should be disposed of in designated bins, counters wiped down, and floors kept clear.
Laundry facilities are available, and members must clear lint from the dryer after each use.
To conserve energy, members are encouraged to use a clothesline for drying when possible.
Doors must remain securely closed and locked when entering or exiting.
Only toilet paper may be flushed—improper disposal leading to plumbing issues will result in repair costs being passed to the responsible member.
Candles are not permitted.
Furniture and fixtures must remain in their designated areas.
Any structural or physical modifications to the property require prior approval from Docked Living staff.
If you’d like to opt in or out of the cleaning service for your co-living unit, place your cleaning tag outside on the scheduled day.
When concluding your stay, please strip the bed and place linens and towels on the floor for cleaning.
Visitor Policy
We love welcoming friends and family into our community! To maintain comfort and security for all members, we have a few visitor guidelines:
All visitors must sign in upon arrival.
Day visitors (up to two per member) are welcome but must leave before quiet hours (9 PM on weekdays, 10 PM on weekends).
Overnight visitors may stay up to three nights, with a fee of $30 per night thereafter. Stays beyond three nights require full member approval via Slack and Docked Living staff approval.
Overnight visitors must remain within the hosting member’s co-living unit and may not occupy shared spaces.
Entry codes must not be shared with non-members.
Children are not permitted in any Docked Living properties.
Community Respect & Zero-Tolerance Policies
Sexual Harassment & Misconduct
Docked Living has a strict zero-tolerance policy for sexual harassment. Any reported violation will result in immediate membership termination. Unwelcome advances, inappropriate touching, offensive remarks, or any behavior that creates an uncomfortable living environment will not be tolerated.
Substance Use & Safety
Docked Living is committed to maintaining a safe, drug-free environment. The use, possession, or sale of illegal substances, unprescribed medication, or weapons on the premises is strictly prohibited.
Conflict Resolution & Complaint Process
If issues arise between members, we encourage direct and respectful communication. Formal complaints may be escalated through Docked Living’s mediation process. Repeated violations may result in membership termination.
Club Services & Responsibilities
Docked Living provides essential services to enhance the member experience:
Maintenance & Repairs: Non-urgent maintenance is addressed monthly, while urgent issues (e.g., A/C malfunctions) are handled immediately. Any damage caused by a member will be repaired at their expense.
Internet Access: The Club provides Wi-Fi but does not troubleshoot connectivity issues—members are responsible for resolving any technical problems.
Shared Supplies: Basic household essentials are provided monthly. Once depleted, members must wait for the next cycle or purchase their own.
For urgent matters, contact Docked Living staff via WhatsApp using the provided QR code. Non-urgent requests must be submitted through AppFolio’s maintenance portal.
Membership Fees & Payments
Each member contributes to the Club through:

Membership Fee: $50 per month
Fees are due on the 1st of each month. Late payments will incur additional charges as outlined in the Membership Agreement.
All members are expected to respect the shared space, pay their fees on time, and contribute to maintaining a harmonious community.
Final Agreement
By signing below, you acknowledge that you have read, understood, and agreed to Docked Living’s membership policies. Failure to comply may result in additional fees or termination of membership. Docked Living reserves the right to revoke membership at any time.
